Terms of Service

The terms on which we quote and perform cleaning work. They are written in plain English on purpose: a term you cannot understand is a term you cannot agree to.

Who these terms are with

These terms apply between you and CLEAN BEST GROUP PTY LTD (ABN 84 700 040 553), trading as Clean Best, of 54 Columbia Rd, Seven Hills NSW 2147. They cover your use of this website and any cleaning work we agree to perform for you in Fairfield NSW 2165 and the surrounding area.

This website is information, not an offer

Nothing on this site is a binding offer or a price. We publish no rates and no dollar figures anywhere, because a price given without seeing a premises is a guess. A contract exists between us only once we have given you a written quote and you have accepted it.

We aim to keep every page accurate. Where a page describes what is typically included in a scope of work, that description is indicative: your actual scope is the one written into your quote, and the quote prevails over anything said on this website.

Quotes and the walkthrough

We do not quote a commercial premises without visiting it. The walkthrough is free, carries no obligation, and is scheduled for the hours we would actually be cleaning rather than while you are trading.

After the walkthrough you receive a fixed price in writing, normally within 24 hours, together with a scope of work split into three tiers: what happens every visit, what happens weekly, and what happens periodically. Unless we state otherwise, a quote is open for acceptance for 30 days.

A quote is based on the premises as we found it at the walkthrough. If the premises materially changes — the floor area grows, the use changes, the condition deteriorates substantially, or the access hours move — we will tell you before doing anything and re-quote. We do not adjust a price without telling you first.

Scope of work

We perform the work described in your written scope. Work outside that scope is quoted separately before it is performed, and never simply added to an invoice.

Some work is always quoted separately from a standard scope: carpet extraction, hard-floor stripping and resealing, high-level or height-access work, external windows above ground level, and kitchen exhaust canopy and duct cleaning. Some work we do not do at all, and we will tell you plainly rather than take it on badly — including pest control, mould remediation, trade waste removal and any work requiring a licence we do not hold.

Access, keys and alarms

Most of our work happens outside your trading hours, so it depends on access. You are responsible for giving us the access we need — keys, fobs, codes, or someone to let us in — and for telling us promptly if any of it changes.

Where we hold keys or access codes, we hold them under a written procedure agreed with you, and each cleaner attending your site is inducted on it individually. If we cannot get in on a scheduled visit for a reason within your control, we may still charge for that visit, because the cleaner and the vehicle were committed to it.

Your premises, and what you tell us

You must tell us about anything on the premises that is hazardous, fragile, valuable, of heritage significance, or that must not be touched or moved. Tell us at the walkthrough and we will agree what we clean, how we clean it, and what we leave alone. “Do not touch that” is a perfectly good instruction and we are glad to receive it.

We are not responsible for damage to items you did not disclose and that were not reasonably apparent, or for pre-existing damage, wear, staining or deterioration that cleaning does not cause and cannot reverse.

Pricing, invoices and payment

Your price is the fixed figure in your written quote for the scope in that quote. Prices are in Australian dollars. Where GST applies it is shown.

Invoices are payable by the date on the invoice. If an invoice is overdue we may suspend service after giving you notice, and we may recover reasonable costs of recovering the debt. We would always rather ring you about it first.

Ongoing cleaning runs on a rolling agreement, not a lock-in contract. Either of us may end it by giving 30 days written notice. We will not hold you to a term you want out of.

Cancelling or rescheduling a visit

Tell us as early as you can and we will move it. Where you cancel a scheduled visit at very short notice we may charge for it, because the cleaner was rostered and the time cannot be re-sold. We apply this sensibly rather than mechanically: a genuine one-off is a genuine one-off.

If something is wrong

Tell us within a reasonable time of the visit, and we will return and put it right at no charge. We would far rather re-clean something than argue about it. A named supervisor is responsible for your site and their direct number is yours.

End of lease and bond cleans

We do not guarantee the return of a bond, and no honest cleaner can. A bond depends on damage, fair wear and tear, the condition report and the judgement of a landlord or agent — none of which a cleaner controls. What we do is clean to a documented end-of-lease scope, and return to correct anything within that scope that an agent identifies within a reasonable time of the clean.

Liability, and your rights under Australian Consumer Law

Nothing in these terms excludes, restricts or modifies any consumer guarantee, right or remedy you have under the Australian Consumer Law that cannot lawfully be excluded. Those rights sit above anything written here.

Subject to that, and to the extent the law permits, our liability for a failure to comply with a consumer guarantee is limited to re-supplying the services or paying the cost of having them re-supplied, and we are not liable for indirect or consequential loss, including loss of profits or business interruption.

We hold $20 million public liability insurance and workers compensation for all staff. A certificate of currency is provided on request, before the first shift.

Our people

Our cleaners are police-checked. Cleaners attending a school, a childcare centre or any premises where children are present also hold a current Working with Children Check. Please do not solicit our staff to work for you directly during the agreement or for six months after it ends; recruiting and training them costs us a great deal.

Governing law

These terms are governed by the law of New South Wales, Australia, and the courts of New South Wales have jurisdiction.

Changes to these terms

We may update these terms, and the current version always appears on this page with its date. Changes do not apply retrospectively to work already quoted or performed.
